A NEW PAGE IN THE HISTORY OF MARSEILLE FOLLOWING 3 YEARS OF WORK TO TRANSFORM THE HÔTEL DIEU HOSPITAL INTO A 5 STAR HOTEL, THE INTERCONTINENTAL MARSEILLE – HOTEL DIEU OPENs ITS GATES ON APRIL THE 26TH 2013. On April 25th, 2013 Christian de Gournay, Chairman of the management board of Cogedim togr ther with Pierre Vaquier, CEO of AXA Real Estate, handed over the keys to Patrick Cescau, Chairman of IHG, in the presence of Jean-Claude Gaudin, Mayor of Marseille and Senator of the Bouches-du-Rhône. Symbolically, a fragment from an ancient Roman mosaic discovered in the foundations of the 12th century chapel was donated and will be on display in the hotel.

It took 3 years for those chosen in the wake of the municipal competition organized by the city of Marseille in 2005, to transform de Hôtel-Dieu hospital into a 5 star hotel without altering its architecture, its history or its connection with this city and its inhabitants.

This is most cer tainly a genuine 5 star hotel offering all the services associated with this type of establishment. But it offers much more: the chance to be par t of this city’s history that has been preserved and indeed enhanced. The majestic stairways, vaulted corridors, French gardens and terraces of this magnificent building all bear witness to its own unique history. ACCESSIBLE TO ALL THE INHABITANTS OF MARSEILLE Part of the story and history of this unique site is accessible to all. From the cultural area hosting exhibitions that highlight the cultural heritage, to the forecour t with its superb view of the city, the Spa by Clarins, the bar and restaurants where room reservations are not a prerequisite. This is our way of revitalizing par t of our cultural heritage and giving something back to the inhabitants of Marseille.

It was by no means an easy task to refurbish, enhance and conserve all the remarkable par ts of this building while aiming for the future 5-star InterContinental Marseille – Hotel Dieu. As stated by Jean-Claude Gaudin, Mayor of Marseille and Senator for Bouches du Rhône: « It was unthinkable that a building such as the Hôtel Dieu, registered with the additional Historical Monuments inventory since October 14th 1963 and boasting over 10 centuries of existence, a par t of the very history of our city, could be left derelict or handed over to offered to proper ty developers ». The consor tium includes an investor : the AXA Real Estate group, a developer, the Altarea Cogedim, and a hotel industry group: InterContinental Hotels Group, operating under the trade name of Intercontinental Hotels & Resor ts. The architectural design was entrusted to the Anthony Béchu Agency, and to Tangram Architects, while the interior design was assigned to the group composed of the Nuel Agency, Tangram Architects and Volume ABC. It should be noted that the InterContinental Marseille – Hotel Dieu is the second hotel reconstruction project to receive the “NF Service Industry Buildings – HQE® Procedure” cer tification.

BEFORE BECOMING A SUPERB 5-STAR HOTEL, THIS MAGNIFICENT BUILDING WITNESSED THE PASSAGE OF CENTURIES AND RESOUNDS WITH A HISTORY SHARED WITH MARSEILLE. THE HISTORY OF THE BUILDING IS CONNECTED TO THAT OF THE CITY Marseilles Hôtel-Dieu is one of the major creations of French 18th century hospital architecture. Founded around the year 1188, given the name of Saint-Esprit Hospital, this place was originally a collection of narrow interconnected houses that looked after sick and abandoned children. Following a first extension, major work began in earnest in 1753 under the direction of Jacques Hardouin-Mansar t and was completed around 1865 thanks to the effor ts of architect Félix Blanchet. From the end of the 19th century, impor tant maintenance, repair and even reconstruction were under taken, which connect the history of this site to that of Marseille.

HISTORY IN THE MAKING -The remains of a 12th century chapel are buried under the hotel’s gardens. The chapel’s foundations are composed of mosaics from an ancient Roman village (200 B.C.). Listed and collected by the city’s archeological services, a fragment of this mosaic is on display in the “cultural area” of the hotel. -The Hôtel-Dieu hospital was the theatre for the first-ever operation on a cataract. It was performed in 1750 by the eminent Jacques Daviel whose name was given to the square in Marseille where the InterContinental Marseille – Hotel Dieu now stands. -Today, the façades, the roof, the vaulted passageways and monumental staircases in the main building are listed in the Supplemental Inventory of Historic Monuments.

A LOOK AT THE VARIOUS HÔTELSDIEU IN FRANCE The first Hôtels Dieu appeared in France at the end of the Middle Ages. This was the term used to describe the main hospital in many cities, (Marseille, Paris, Lyon, Toulouse, Nantes, etc.). These charitable institutions, founded and run by bishops, were apparently meant to house pilgrims and minister to travellers. The Hôtel Dieu, in the shade of the cathedral and administered by the chapter, was also a refuge for the city’s inhabitants.

TRANSFORMING A BUILDING SO STEEPED IN HISTORY IS COMPLEX: EVERYTHING NOTEWORTHY IN THE FORMER HÔTEL-DIEU HOSPITAL HAD TO BE RESTORED, ENHANCED AND PRESERVED TO ENSURE THEIR USE IN THE FUTURE INTERCONTINENTAL MARSEILLE – HOTEL DIEU. THE AIM OF THE TRANSFORMATION

THE RACE IS ON

Marseille city’s authorities wished to transform the Hôtel-Dieu in order to boost its overall hotel capacity to host international visitors. The ultimate goal was to ensure that Marseille would become a leading destination for world-wide tourism.

Large-scale consultation among professionals (investors, promotional, construction, architectural, and hotel management groups) began in April 2005.

THE ACQUISITION OF THE PROPERTY BY THE MUNICIPALITY

On February 5, 2007, the city Council of Marseille named the winning consor tium. The choice was based on the exceptionally high quality of the proposed project and the meticulous respect for the site’s cultural heritage brought to bear throughout the period of construction. The winning group included an investor, AXA Real Estate, a developer, Altarea Cogedim, and a hotel operations group, the InterContinental Hotels Group, operating under the trade name of InterContinental Hotels & Resor ts. The architectural design was entrusted to the Anthony Béchu Agency, and to Tangram Architects, while the interior design was assigned to the group composed of the Nuel Agency, Tangram Architects and Volume ABC.

In 2003, the city Council gave their approval to the agreement with the Public Assistance Authorities for Marseille Hospitals for the acquisition of the entire proper ty. Their aim was to create a hotel that would offer all the services available in topquality establishments, while in no way disfiguring the existing building with its beauty and its history. It would add to and enhance Marseille’s history by subtly integrating the old and the new.

AXA Real Estate currently manages over a hundred hotels, in the region of 15,700 rooms, 10% of which are currently under development. As with, the Radisson Blu in Nantes, the HotelDieu in Marseille perpetuates this tradition of excellence in hotel development, backed by proven exper tise in the conversion of historic monuments into modern buildings.

Transforming a local landmark from the past into the future RENOVATE BUT RESPECT THE HISTORY A thorough and highly detailed historical analysis was necessary to define the listed elements that had to be conserved and renovated as well as open areas where historical remains might be found. In this manner, excavations took place over 6 months beneath the garden of the Hôtel-Dieu. Accompanied by Mr. Bouillon, Architect for the “Bâtiments de France”, and by Mr. Jourdan, Regional Director of Cultural Affairs, the restoration of the façades, roofs and all classified parts was undertaken. This consisted in particular in placing struts and shoring, crucial to the protection of the building during the necessary renovation work carried out on the structure and on the skeleton of the building. Studies were conducted to locate the origin of the stones on the façade (Fontvieille and La Couronne) for the monumental staircases in order to restore them to their original aspect.

SEEKING THE ORIGINAL SPIRIT The terraces were entirely rebuilt, while the halflevels on the two wings were removed to restore the building to its former glory, particularly those parts of the building that now house the main suites. The restoration also restored the façades to their original aspect, the windows and French doors are identical to those in the 18th century drawings. The rear of the building, disfigured by extensions to the hospital in the 1960s, was the ideal place for the hotel car park, not marring in the slightest any history here. Thanks to the historical knowledge they had garnered,

the architects from the AAAB and Tangram agencies were able to restore the central axis of the building, thus opening up a large esplanade that would house the hotel’s main entrance and forecourt.

A TRULY URBAN PROJECT Not only was the overall architecture preserved, but the Hôtel-Dieu’s close links with the city were also conserved. To do this, the rue de la Roquette, which had been eliminated by the construction of the APHP was once again opened, connecting the Place Daviel to the rue des Belles Ecuelles, allowing easier access to the “Panier”area. These urban advances were then connected to the hotel by means of a large staircase that arrives at the foot of the hotel terrace. Housing units have been constructed along the rue de la Roquette and the rue des Belles Ecuelles. These are characteristic of the the style and tradition of the “Panier and with their colour and texture serve to connect, perfectly, this old historic part of Marseille to its newly renovated neighbour. The InterContinental Marseille – Hotel Dieu has proved to be a gigantic undertaking of multiple aspects, created and completed by the creative, the curious and the ambitious in order to transform this site that soars happily between the city’s history and its future.

TANGRAM ARCHITECTES Founded in Marseille in 2009, Tangram Architects is comprised of some 70 staff of 11 different nationalities, managed by Christopher Green and Emmanuel Dujardin. Tangram takes its name from a geometrical game with 7 shapes that can be combined to form a square or an infinite number of figures. Sense can only be found in the assembly and the complementarity… The seven Tangram shapes correspond to the seven Trades to be found within the firm: architects, town planners, landscape artist interior designers, artworkers, quantity surveyors and engineers. The firm has a large part in the metamorphosis of Marseille, with their work on the pedestrian areas of the Vieux-Port and numerous restoration projects; the renovation of the Palais de Justice Monthyon, the conversion of l’îlot Feuillants on the Canebière to a 4 star hotel and last but not least the 5-star InterContinental Marseille Hôtel-Dieu. The firm’s architectural production comes from a pluridisciplinary, international association with multiple architectural references in France and Asia in various fields including hotels. The firm is currently working on developing numerous hotels in Marseille; the Campanile and Golden Tulip hotels in the Parc Chanot, the Toyoko-Inn in the Euroméditerranée quarter and elsewhere in France: the 5 star hotel at Château Lacoste, the 4 star Relais de la Marquise in the former St Dalmas de Tende railway station or yet again the 4 star hotelin DaNang in Vietnam.

Respect for heritage and sustainable development AN ENVIRONMENTAL PILOT PROJECT Respect for cultural heritage and environmental concerns have been watchwords from the star t of the construction of the InterContinental Marseille – Hotel Dieu. Optimized design and attention to strict environmental requirements have constantly guided the architects in the choice of both new and existing materials, with the aim of ensuring a framework wherein High Quality Environmental design requirements could be integrated while allowing the building to honour its primary function as a hotel. This hotel is a pilot project in France and is the second in the hotel industry to receive the High Quality Environmental Cer tification (the first was awarded to the Palais de Justice in Nantes, also renovated by Altarea Cogedim and Axa Real Estate and completed in November 2012, aRadisson Blu hotel).

A RESTRUCTURED HOTEL AWARDED A HIGH QUALITY ENVIRONMENTAL CERTIFICATE AXA Real Estate and Altarea Cogedim have done everything financially, technically and humanly possible to obtain the new cer tification: “NF Bâtiments Ter tiaires-Démarche HQE®, Hôtellerie (“NF Service Industry Buildings – HQE® Procedure, Hospitality Industry). This cer tification demands scrupulous compliance with very strict specifications, principally with respect to the choice of materials, energy and water

management, visual and acoustic comfor t, and public health air and water standards. This specially cer tified hotelrestoration is par t of the Altagreen ongoing programme, a sustainable development procedure by Altarea Cogedim that conforms to the objectives set by the Grenelle agreement.

THE SUSTAINABLE DEVELOPMENT PROCEDURE This extraordinary construction has also raised a number of issues linked to the conservation of listed monuments and their improvement, as well as the assimilation of modern technology into a transparent and continuous sustainable development programme.

ARCHAEOLOGICAL EXCAVATIONS Excavations were conducted from December, 2009, until the end of February, 2010, in order to preserve a trace of the remarkable history of this building. These efforts were primarily concentrated in two areas: -The Saint-Esprit 12th century hospital chapel from the 12th century, buried in the gardens of the InterContinental Marseille – Hotel Dieu -The 18th century bronzesmith’s oven located in the residential zone onthe rue des Belles Ecuelles. To allow visitors to admire the historical riches of the site, a fragment of an antique Roman mosaic, discovered in the foundations of the 12th century chapel, will be on display in the hotel.

“It was not an obvious thing to combine a new function for the building, implementing new environmental standards while preserving the heritage”, highlights Florence Comte-Sperling, Program Director at Cogedim Provence. “The financial context was also complex as the program lived through the 2008 financial crisis, also integrating a vast building program at the heart of the Panier district… But eventually, we retain the pride of having been part of the rebirth of an exceptional landmark. Marseille and the Hôtel-Dieu well deserved it”, declares JeanYves Raimond, Managing Director of Corporate Real Estate at Cogedim Régions.

ARCHITECTURE INSPIRED BY THE SOUL OF THE BUILDING THE INSPIRATION FOR THE PROJECT It was the very building itself that inspired the architects from AAAB and Tangram Architects. An 18th century construction based on plans by Mansar t, regarded as one of the most wonderful hospital buildings of the French Ancien Régime. The architects recognized the scope for oppor tunity provided by the history of the place. Their idea was to connect this same history to the new role of a hotel, while assuring a cer tain coherence with the original building, architecturally. The mineral character of the building, seen in the magnificent façades of Cassis and La Couronne stone with their effective colonnades, imbue the project with a spirit and provide a sense of identity for the new hotel.

A LINK WITH THE CITY The refurbishment of the Hôtel-Dieu is also for the inhabitants of Marseille. It is completely par t of the city , hoping to become an integral par t of the daily life of the citizens of Marseille. “We wish to respect this por tion of the city’s cultural Heritage and to merge with the city, both geographically and culturally,whilst giving the people of Marseille the chance to enjoy this place,” said Didier Boidin, speaking on behalf of the InterContinental Hotels Group The forecour t is available to all those who wish to revel in a novel experience and enjoy the panoramic view of Marseille. The gardens overlooking the Villeneuve-Bargemon space and the cultural space that is par t ofthis site serve to remind us of the long history of the Hôtel-Dieu. The cultural space was a direct request from the Marseille’s city council, keen to offer its population a place to promote the building’s cultural heritage. The Tangram agency have managed to restore the building’s original historical hallmark in this stone setting by conserving the vaults with their bare walls and pillars, the dark castle-like parquet floors and the massive entrance doors.

OVERALL ARCHITECTURE The entance to the walkway on the forecour t was reshaped and the lobby placed under the grand terrace illuminated by a glass wall that allows visitors to admire the architecture from every vantage point. Two monumental staircases and two elevators allow access to the 2nd floor. Here you will find the terrace with its view of the “Vieux-Por t”, the SPA, the bar, the brasserie and the gourmet restaurant. These two staircases also take you to the rooms down long corridors with the grand galleries along the main façade. Within these galleries, the thickness of the wall allows for furniture and installations wiuthin the wall itself. The patio provides calm, shade

The aim in reviving this structure was to provide a vital asset for Marseille, to welcome visitors and provide a suitable venue for conventions, cultural events and festivals in the city. The interior patio serves as a shady terrace that, in winter, extends into the area provided by the glass wall with the bar and meeting rooms along the side.

Admire the work of master glassmaker Bernard Pictet; works that reflect the sparkling sea. ROOMS & SUITES The decoration of the rooms and suites evokes both the the history of the place (retro style bathtubs and embroidered throws) and the refinement offered, (bathrooms that open onto the guest rooms, mirrors, and full length living walls).

BRASSERIE «LES FENÊTRES» A traditional French brasserie would not have sufficed. Bench seats, the glass and mirrors, Place this in the centre of a contemporary interpretation, giving the whole place a cer tain intimacy. A unique contrast is achieved by the parallel juxtaposition of the restored historical wall and the modern wall symbolized by the glass.

THE «CAPIAN BAR» History is expressed in the 18th century paintings that represent the Bay of Marseille, in the colour blue that is traditional to Marseille used for the seating. JEAN-PHILIPPE NUEL Architect and interior Designer Jean-Philippe Nuel’s creativity stems from his personal story. Born to a family of architects, he studied Les Beaux Ar ts in Paris before taking par t in a number of competitions (he won one presided by Kenzo Tange) that allowed him to become an undeniable force in the field of hotel design. Here he found an outlet for his creativity. With each new project, he refined the ar t of creating a new generation of hotels and luxury resor ts, where the guestis never overawed by ostentation or impersonal decoration. Intercontinental Hotels corporation was founded by Pan American World Airlines in 1946. The first Intercontinental hotel opened in 1949 in Belem, Brazil.

1950s

During the Cannes Film Festival in 1955 Grace Kelly met His Serene Highness (HSH) Prince Rainier III of Monaco at the InterContinental Carlton Cannes.

1960s

InterContinental Hotels & Resorts was the first international hotel company to open a property in the Middle East – in 1961 InterContinental Phoenicia Beirut opened in Lebanon.

1970s

In 1973 InterContinental Hotels & Resorts opened its first hotel in the USA – InterContinental Mark Hopkins San Francisco.

During the 1980s 70 InterContinental hotels opened the InterContinental Amstel Amsterdam in the Netherlands, the InterContinental Paris Le Grand Hotel in France, InterContinental The Willard Washington DC in the U.S., and the Grand InterContinental Seoul in South Korea

in 2008 InterContinental Hotels & Resorts opened the InterContinental Beijing Beichen and the InterContinental Qingdao in China – to celebrate the 2008 Olympic Games.

InterContinental Hotels & Resorts continues to grow all across the globe.

In 1994 a joint venture was signed with the Presidente Group of hotels and six Presidente InterContinental hotels and resorts were opened throughout Mexico.
